Our philosophy is that every real estate transaction is an investment either good or bad for all involved.   • The economy is not going to collapse, the Fed has already set forth a policy that it will back and support the market and bailout any bank, investment house or company, etc that they deem too large to fail. (Bear Stearns, AIG, Fannie Mae, Freddy Mac, etc).
  • In doing so the Fed will continue with a weak dollar policy (printing more money, borrowing more money, and lending money to banks and investment banks to support the economy) - This will create high inflation.
  • The Fed creates inflation in order to reduce the amount of money they owe – The actual dollar amount of their debt remains the same, but the value of the dollars paid is reduced.  Their income (taxes) will go up because wages will increase due to inflation.
  • During an inflationary time you want to have your funds in real assets or real properties.  Things that have real intrinsic value like real estate, gold, silver, etc.
  • Just like the Fed, you can lock in your debt (the cost of the property) as wages and rents increase due to inflation.
  • Lending will continue to tighten, reducing home ownership, this will also increase the prices paid for rent, more demand for rental property.

This is the perfect storm of circumstances to be purchasing rental properties, your debt will remain fixed as the value of the property and income on that property continues to climb over the next 10 years.
